As the underground Metro station at Swargate is nearing completion, the Pune Metro has decided to expedite the construction of the mega commercial establishment which would include malls, multiplexes, shops, restaurants and offices on the structure above Metro station. The station will also have a multi-modal transit hub with availability of state transport bus, city transport bus, private cab and autorickshaw services.
“The underground metro rail service would start by September as the work is almost complete and it includes the underground metro station at Swargate. However, the Pune Metro has planned a non-fare income source through the property to be developed above Swargate station,” said an official of Pune Metro.
He said the paperwork for the project was started last year but now that the Metro service at Swargate is set to start operations soon, the construction of the commercial space which will be undertaken by a private company will get a push.
The entire development of the multi-modal transit hub and commercial establishments at Swargate is being done in four phases. The transit hub will be integrating Metro, City Bus service, Regional Bus services, private vehicles, and non-motorised transport.
“Already, acting as an interchange, Swargate Metro station is planned in such a way that seamless integration with bus services, private vehicles and pedestrians is provided. Thus, the commercial activities are likely to increase with the development of Metro services and subsequent increase in footfall of Metro commuters. All these factors make this site attractive for property development,” officer said.
The construction of underground Metro station is almost complete and the erection of multi-storeyed civil structure comprising six floors above ground, 2 basement parking lots, and upper and lower concourse level property spaces and parking, a cumulative built up space admeasuring approximately 77,373 sqm built-up area will be handed over to the private company for further internal development, marketing, operation and maintenance of the project for a period of 30 years which will be further extendable for another term of 30 years.
Pune Metro has almost completed the construction of six floors, which has two ground floors, an underground concourse and two basements. The two basements will be for parking, while the underground concourse and lower ground floor will have retail outlets and mall parking with waiting or drop-off facilities for cabs.
The ground floor, first floor, and second floor would completely be a retail outlet commercial facility. The third and fourth floors will have retail outlets as well as a multiplex, while the fifth floor will have retail outlets, and there will be an open-air restaurant on the terrace.
